The Short List That Actually Pays Back
For most Las Vegas homes a $3,000 to $8,000 preparation budget covers everything that reliably returns more than it costs. Larger homes push toward $10,000 to $15,000 but the category list stays the same. Interior paint is the highest-return single item available to any seller. Neutral warm whites and greige tones photograph well, feel fresh to buyers scrolling listings for weeks, and cost $1,500 to $3,500 for a full interior. Flooring is the second priority. Worn, stained, or dated flooring signals deferred maintenance before the inspection has started. Replacement LVP runs $3 to $5 per square foot installed. Active leaks of any kind must be repaired before listing without exception. A dripping faucet or evidence of water intrusion around a window generates the largest post-inspection repair requests disproportionate to their actual cost to fix. You are subsidizing the buyer's preference, not adding equity. The same logic applies to bathroom gut renovations, primary suite additions, and pool installations. Cosmetic issues that are honestly priced into the listing are almost always better handled by accurate pricing than by renovation spending. A $480,000 home with dated kitchen finishes priced at $462,000 competes more effectively than the same home renovated and listed at $485,000, because the buyer at $462,000 gets to choose their own finishes. Aging but functional HVAC systems are better handled through a home warranty at $500 to $700 than through replacement at $8,000 to $15,000. Pool replastering, fence replacement, and window replacement all fall into the same category: real costs that deliver partial recovery at best and are better addressed through pricing or a closing credit than through pre-sale expenditure. On a representative $500,000 Henderson listing, correctly priced lightly prepared homes consistently outperform renovated homes at aspirational list prices in the current market.
