Something has quietly shifted in how Las Vegas families are buying homes, and it is showing up in the floor plans builders are designing, the questions buyers are asking, and the neighborhoods where demand is strongest. Multigenerational living where two or more adult generations share a single home has moved from a cultural norm in certain communities to a mainstream housing strategy across the valley. Roughly one in five Americans now lives in a multigenerational household, and in a market like Las Vegas where new construction supply is deep and builder competition is fierce, the products available to families pursuing this lifestyle have never been better.
What Is Driving the Trend
The forces behind multigenerational living in Las Vegas are not complicated. Housing costs have risen significantly over the past decade, and combining two households under one roof with two incomes contributing to a single mortgage dramatically expands what a family can qualify for and afford. At the same time, an aging population of Baby Boomers is increasingly choosing to age in place near their adult children rather than moving into assisted living or retirement communities. And a generation of adult children who left the nest during more affordable times has found that re-entering the housing market as individual buyers is genuinely difficult in ways their parents didn't face.
Las Vegas is a particularly well-suited environment for this kind of living arrangement. The valley's abundant new construction means families don't have to retrofit an older home to make multigenerational living functional; they can buy a purpose-built floor plan designed from the ground up with dual-household living in mind. The warm climate supports year-round outdoor living, which reduces the friction of shared indoor space. And Nevada's cost structure, zero state income tax, lower overall cost of living than most comparable metros means the financial benefit of pooling resources is larger here than it would be in California or New York.
What Builders Are Actually Offering
This is the part of the conversation that surprises most buyers who haven't been following new construction in the valley. Three of the four largest builders currently active in Las Vegas Lennar, D.R. Horton, and Tri Pointe have dedicated multigenerational product lines with floor plans engineered specifically for extended family living. These are not simply homes with an extra bedroom. They are thoughtfully designed structures with private attached suites that include their own entrance, living space, bedroom, bathroom, and often a kitchenette providing genuine independence for the second generation without requiring a separate property purchase.
Lennar's NextGen line is the most widely recognized of these products and has multiple active communities across the valley. The suite is accessible from both inside the main home and through its own exterior door, making it practical for aging parents who want proximity without sacrificing privacy, or for adult children contributing to the mortgage while maintaining their own defined space. Toll Brothers takes a more luxury-oriented approach, offering multi-gen suites, casitas with kitchenettes and private entrances, dual primary bedroom layouts, and elevator options in select communities purpose-built for buyers at higher price points who still want the multigenerational structure. D.R. Horton offers Modern Living suites across several of its Las Vegas-area communities, bringing the multigenerational floor plan concept to a more accessible price tier.
Nevada's ADU Law Changes the Game
Beyond purpose-built new construction, a significant legal change is reshaping what existing homeowners can do with their properties. In 2025, Nevada passed AB 396, which requires counties over 100,000 in population and cities over 60,000 to adopt ordinances authorizing accessory dwelling units commonly known as ADUs or casitas on single-family lots. Clark County, Henderson, Las Vegas, and North Las Vegas are all covered. Henderson is already ahead, with its development code permitting one ADU per single-family lot up to 25% of the principal dwelling or 1,000 square feet, whichever is greater, with clear and written setback standards on the books.
What this means in practice is that families who already own a home in the valley or who are buying an existing single-family home now have a clearer legal pathway to add a detached or attached secondary unit for a family member without going through a complex variance process. For homeowners who want multigenerational living but don't want to buy new construction, the ADU route has become meaningfully more accessible, and the product market for ADU design and construction has responded accordingly.
What to Look For in Your Search
Families pursuing a multigenerational home in Las Vegas should approach the search differently than a standard single-family purchase. The key questions to answer upfront are how much independence the secondary occupant needs, whether a shared interior connection between the units is desired or should be optional, whether single-story accessibility matters for aging family members, and how the mortgage qualification will be structured with two households contributing income. Lenders handle multigenerational income differently depending on loan type, and working with a lender experienced in this product is as important as working with a builder who actually understands it.
Neighborhoods with the highest concentration of multigenerational new construction currently include communities in Summerlin South, the southwest valley, Henderson's Cadence master plan, and Inspirada all areas where Lennar, D.R. Horton, and Tri Pointe have active inventory. For buyers open to resale, homes with existing casitas, attached guest suites, or large lots suitable for ADU addition are the category to target. This is a fast-moving segment of the market, and families who approach it with clear criteria and a knowledgeable agent move through it far more efficiently than those who treat it like a standard home search.
