The Oakland A's Move to Las Vegas What the Real Estate Data Shows Two Years Later
Ground broke June 2025. Cost revised to $2 billion. Stadium opening set for 2028. Here is what two years of data actually shows about the real estate impact.
When the Oakland Athletics announced their relocation to Las Vegas in April 2023 and signed a binding purchase agreement for land near the Strip, the real estate speculation was immediate and loud. Property values would surge. The corridor around Tropicana and Dean Martin would transform overnight. Two years later the picture is more nuanced and more interesting than either the optimists or the skeptics predicted, and the data tells a story worth understanding before drawing conclusions about what the A's ultimately mean for Las Vegas real estate.
Where the Project Stands in Mid-2026
Site preparation began in April 2025 and official groundbreaking took place on June 23, 2025, attended by A's leadership, Governor Joe Lombardo, and Clark County officials. The stadium is now under construction on nine acres of the former Tropicana hotel site at Las Vegas Boulevard and Tropicana Avenue, with the remaining 26 acres being developed by Bally's Corporation into a new casino resort. The project cost has been revised upward from the original $1.5 billion estimate to approximately $2 billion, which would make it the second most expensive venue in Las Vegas history, surpassing Allegiant Stadium's $1.9 billion cost and trailing only The Sphere at $2.3 billion. The stadium is a 33,000-seat facility with a partially retractable roof, funded in part through Nevada Senate Bill 1, which authorized up to $380 million in state tax credits and county bonds. Opening is targeted for the 2028 MLB season. A Ballpark Experience Center previewing the stadium design has been operating at UnCommons in southwest Las Vegas since late 2025, generating early fan engagement and keeping the project visible in the market well ahead of opening.
What the Real Estate Data Actually Shows
The honest real estate impact after two years is concentrated and forward-looking rather than broad and immediate. The corridor immediately surrounding the stadium site at Tropicana and Las Vegas Boulevard has seen commercial interest and planning activity accelerate, consistent with what UNLV economics professor Nicholas Irwin predicted when the deal was announced: values in the immediate vicinity of a major sports venue typically rise as the opening date approaches and ancillary development materializes around it. The broader residential market has not experienced an A's-specific lift that can be isolated from the valley's general appreciation trend. Southwest Las Vegas zip code 89141, which covers Southern Highlands, has been the valley's fastest-growing new construction corridor in 2026, but that growth is driven primarily by the UnCommons mixed-use district and builder activity rather than stadium proximity. The pattern emerging in Las Vegas mirrors what happened around Allegiant Stadium after the Raiders announced their move in 2017: the residential impact was gradual, employment-led, and most pronounced in the neighborhoods closest to the venue and along the development corridors that the stadium anchored. Buyers targeting real estate near the A's stadium site today are making a forward-looking bet on the 2028 opening and the hospitality, food and beverage, and entertainment development that will follow it rather than responding to a price signal that has already arrived.
