The Bay Area to Las Vegas migration is not new, but it accelerated sharply in 2025 and has not slowed in 2026. Thirty percent of online home searches originating in San Francisco crossed state lines in Q1 2026, with Las Vegas ranking among the top three destinations. The buyer profile from this corridor is distinct: tech employees and founders arriving with meaningful equity, vested RSUs, and stock portfolios ranging from $500,000 to well above $2 million, looking to realize that wealth in a zero-income-tax state and redeploy it into a Las Vegas home that costs a fraction of what they left behind.
The Financial Picture and Where Tech Buyers Land
A Bay Area homeowner who purchased in 2015 and sells in 2026 is likely sitting on $800,000 to over $1.5 million in equity after paying off their remaining mortgage. That proceeds stack buys a Las Vegas home outright in cash at almost any price tier below $1.5 million, which is why cash transactions dominate the buyer profile at communities that draw heavily from this corridor. MacDonald Highlands had approximately 78 percent out-of-state buyers in 2025, dominated by Bay Area and Pacific Northwest tech, making it the single most tech-concentrated residential address in the valley. The Summit Club at 76 percent out-of-state and The Ridges at 69 percent follow closely. For buyers with $1 million to $3 million in purchasing capacity, these guard-gated communities with Strip and mountain views, Blue Heron architecture, and private club access deliver the closest Las Vegas equivalent to the Atherton and Los Altos Hills lifestyle that Bay Area buyers are accustomed to.
Buyers with $600,000 to $900,000 in purchasing capacity from Bay Area equity land most consistently in Summerlin West and Green Valley Ranch in Henderson, where the combination of new construction quality, strong school access, and master-plan infrastructure matches the suburban standard they left behind at roughly half the price. Harry Reid International Airport's nonstop service to SFO, SJC, and OAK means Bay Area executives maintaining a partial physical presence in California routinely fly back weekly from Las Vegas, making the commute pattern genuinely manageable for those not fully remote. The annual Las Vegas Tech Summit held in Summerlin specifically targets Bay Area and Seattle CEOs and founders, and that institutional network effect is reinforcing the corridor in ways that make the Bay Area to Las Vegas pipeline self-sustaining well beyond any single migration wave.
The RSU and Capital Gains Timing Question
The most financially consequential planning question for Bay Area tech buyers is timing. California taxes RSU income and capital gains as ordinary income at rates up to 13.3 percent. Establishing Nevada residency before RSU vesting events or stock sales eliminates that liability entirely, and for employees with six or seven-figure vesting schedules the difference can exceed the entire cost of the Las Vegas home purchase. This is the conversation that belongs with a CPA before it belongs with a real estate agent, and it is the planning step that Bay Area buyers most often skip by moving after a major vesting event rather than before one.
