Summerlin West and Summerlin North are part of the same master-planned community, share the same trail system and master HOA, and both give you access to Downtown Summerlin, Red Rock Canyon, and the full Summerlin lifestyle. But their price points are not remotely similar, and what you get for your money in each section is genuinely different in ways that go well beyond age of construction. Understanding that difference is the starting point for any serious Summerlin buyer in 2026.

Summerlin West: New Construction, Views, and a $805K Median
Summerlin West is Summerlin's newest and most expensive section, with a median sale price of $805,000 down a modest 2.5% year over year, which is actually good news for buyers. Homes here are sitting an average of 79 to 98 days on market and selling approximately 2% to 3% below list price, giving buyers meaningful negotiating room that simply did not exist two years ago. The section spans actively developing villages Redpoint, Reverence, Stonebridge, Kestrel, Grand Park built on elevated terrain with mountain and Strip views that older Summerlin sections cannot offer. Construction here is exclusively newer, running energy-efficient systems, smart home wiring, and modern open-concept floor plans as standard. The price per square foot runs approximately $345, reflecting both the newness of the product and the premium attached to the views and setting.

The HOA structure adds a layer worth knowing: Summerlin West's master association fee rose to $69 per month in 2026, on top of whatever sub-association fee applies to your specific village. In newer villages with private amenities, that combined obligation can run $150 to $300 monthly. New construction buyers should also ask specifically about SID and LID balances infrastructure assessments that can add $5,000 to $20,000 or more to the effective cost of a purchase and are not always disclosed prominently at the sales center.

Summerlin North: Established Character, More Square Footage, and a $481K–$533K Median
Summerlin North is the community's most established and most affordable section, with a median that ranged from $481,250 in February 2026 to approximately $533,000 in recent broader estimates, the lowest price point within Summerlin proper for non-age-restricted buyers. Villages here The Arbors, The Crossing, The Trails, The Hills, The Canyons were built primarily from the late 1990s through the mid-2000s, which means mature landscaping, shade trees, and outdoor living spaces that have had decades to grow into their settings. For buyers coming from California or the Northeast who value the feel of an established neighborhood over the shine of new construction, North often lands as the more comfortable and livable choice at first walk-through.

The master association fee in Summerlin North rose to $74 per month in 2026 slightly higher than West's $69 per month, which surprises buyers who assume the newer section would cost more to maintain. At the same budget, Summerlin North delivers more square footage than West. The $533,000 North median buys you a home that would cost $805,000 in the West section and while the West home is newer and likely has better views, the North home typically offers more living space, a more mature outdoor environment, and a neighborhood feel that does not require a decade of growth to achieve.

Which One Is Right for You
If your budget sits comfortably above $700,000 and you want new construction, energy efficiency, mountain views, and the feeling of being in Summerlin's current growth edge, Summerlin West is the right answer. If you are working with a budget of $500,000 to $650,000 and you value established neighborhood character, mature landscaping, more square footage per dollar, and strong school zone access Summerlin North consistently delivers more per dollar spent and has been doing so for thirty years. Both sections are genuinely excellent. The right one depends on what you are actually paying for.
