When buyers ask me about master-planned communities in the Las Vegas Valley and budget is a real constraint, Aliante is a name I bring up consistently and it consistently surprises people who assumed Summerlin was the only serious option. Both communities were built around the same model: golf, parks, trails, HOA governance, and a clear sense of neighborhood identity. But they serve meaningfully different buyers at meaningfully different price points, and understanding the comparison honestly is the starting point for making the right call.

Aliante's area median list price sits at $488,550 across its two ZIP codes, with most inventory clustered between $350,000 and $600,000. Homes are moving in approximately 24 days on market notably faster than comparable Summerlin inventor suggesting genuine demand at that price point rather than stagnant listings. The community's honest limitation is the school situation: the zoned Legacy High School rates a 5 out of 10 on GreatSchools, and most families plan on charter school applications at Somerset Academy or Doral Academy for upper grades. That is a real trade-off worth knowing before you fall in love with a floor plan.

Where Summerlin Wins and at What Cost
Summerlin's overall median sits at $686,000 nearly $200,000 above Aliante's median and what that premium pays for is specific. The Howard Hughes Corporation's master-plan protections are more stringent and more actively enforced than North Las Vegas's governance structure, which translates to tighter architectural consistency and less neighborhood character variation over time. Red Rock Canyon is directly adjacent to Summerlin's western edge rather than a longer drive. The school zone in Summerlin's strongest villages is demonstrably superior, with Vassiliadis Elementary ranked number one in Clark County and Sig Rogich Middle School ranked number one in the district. Downtown Summerlin's retail and dining hub is a genuine lifestyle amenity that Aliante's Casino-anchored commercial core, while solid, does not replicate. And Summerlin's luxury ceiling Ridges homes trading above $10 million gives the community a resale profile that Aliante's $650,000 cap simply cannot match.

For buyers whose budget sits between $350,000 and $550,000 and who want master-planned infrastructure, golf access, and a functioning community identity without paying the Summerlin premium, Aliante delivers the core of the experience at North Las Vegas prices. For buyers who need top-tier public schools, proximity to the valley's best outdoor recreation, and the brand equity that Summerlin's name carries in resale, the $200,000 premium is real and the reasons behind it are legitimate. Both are genuinely good communities. The right one depends entirely on which trade-offs you can live with.
