One of the most common misconceptions buyers have when they start researching Summerlin is that it is a single, uniformly priced community. It is not. Summerlin spans 22,500 acres and is divided into four broad sections North, South, West, and the age-restricted Sun City each with its own price tier, character, and value proposition. The overall community median sits around $650,000 to $686,000 in 2026, but that number masks a spread of nearly $300,000 between the most and least expensive sections. Knowing where that spread lives is the starting point for any serious Summerlin search.

Summerlin West: The Premium Tier
Summerlin West is the most expensive and the fastest-growing section of the community. Its median sale price hit $805,000 in March 2026 down modestly from its 2025 peak but still commanding the highest per-square-foot price in Summerlin at around $345. This is where the newest villages are actively developing Redpoint, Kestrel, Reverence, Stonebridge on elevated terrain with mountain and Strip views that older sections simply don't have. The new construction pipeline here is deep, and builders are offering incentives to move inventory that has been sitting longer than in prior years, averaging around 98 days on market. For buyers who want the newest homes, the best views, and the most energy-efficient construction, Summerlin West is the destination budget accordingly.

Summerlin South: Established Prestige
Summerlin South is home to the community's most prestigious guard-gated enclaves The Ridges, The Summit Club, The Mesa and carries a median around $712,000 to $815,000 depending on the data source and timing. Zillow's current average value sits at $712,766. This section offers more mature landscaping, settled neighborhood character, and proximity to Downtown Summerlin's retail and dining core. Guard-gated communities here represent the top of the Summerlin luxury market, with custom estates regularly trading well above $2 million. For buyers prioritizing prestige address and community maturity alongside luxury finishes, South is the natural home.

Summerlin North and Sun City: The Value Entry Points
Summerlin North is where the community becomes genuinely accessible for buyers who want the Summerlin lifestyle without the premium price tag. Its median runs around $533,000 the most affordable section within Summerlin proper with established villages like The Arbors, The Crossing, and The Trails offering mature neighborhoods, strong school zones, and more square footage per dollar than the newer western sections. Homes here are older on average, which means resale rather than new construction, but the community infrastructure is fully built out and the Summerlin master-plan protections apply equally.

Sun City Summerlin, the age-restricted 55-plus community embedded within Summerlin North, carries a median around $499,000 the lowest entry point in the entire master plan. For eligible buyers, it offers the full Summerlin experience including the trail network, parks, and community identity, at a price point that would buy considerably less in most other Summerlin villages. The best value in Summerlin depends entirely on your priorities, your stage of life, and whether newer construction or established neighborhood character matters more to you. The spread is wide enough that almost every serious Las Vegas buyer can find a version of Summerlin that fits it just takes knowing which section to start in.
