Las Vegas attracts more than 40 million visitors annually and hosts some of the largest conventions and sporting events in the country. On paper it looks like the perfect short-term rental market. In practice, buying a Las Vegas home with the intention of running it as an Airbnb or VRBO in 2026 is one of the most regulation-dependent real estate decisions in the country, and investors who do not map the rules before they write an offer frequently discover after closing that their STR plan is legally impossible in the jurisdiction they purchased in.

The Revenue Numbers and What They Actually Mean
AirROI's 2026 dataset covering May 2025 through April 2026 puts the Las Vegas Airbnb median at $27,295 in annual revenue at a $255 nightly rate and 39 percent occupancy. AirDNA's market score for Las Vegas sits at 81 out of 100 with a seasonality score of 96, reflecting minimal monthly revenue swings, an advantage over beach and ski markets that crater in the off-season. Airbtics puts the broader median at $45,000 annually based on a 60 percent occupancy figure that reflects a different sample methodology. The top 10 percent of listings outperform the median significantly, but those are typically professionally managed, premium-furnished properties in high-demand locations rather than the average investor's first purchase. A well-located, well-furnished Las Vegas home can achieve 8 to 12 percent gross yield according to Nevada Real Estate Group's 2026 STR analysis but the word gross is doing meaningful work in that sentence. Net yield after the 13 percent lodging tax, Clark County licensing costs, property management fees of 20 percent-plus of revenue, higher STR-specific insurance, professional cleaning, furnishing depreciation, and platform fees lands considerably closer to a well-run long-term rental than the nightly rate arithmetic suggests. Run the net number before you run the gross one.

The Regulatory Map You Cannot Skip
The Las Vegas metro is a patchwork of four distinct STR regulatory jurisdictions that operate independently and differ dramatically. The City of Las Vegas requires owner occupancy during every guest stay, caps properties at three bedrooms, maintains a 660-foot buffer between licensed STRs and a 2,500-foot buffer from resort hotels, and requires $500,000 in liability insurance. Whole-house rentals where the owner is absent are illegal citywide. Unincorporated Clark County is effectively closed to new entrants in 2026, with a 2,500-foot distance buffer and enforcement averaging 3,400 violations cited annually under Code 7.100. Henderson and North Las Vegas are where most non-owner-occupant STR strategies remain viable in 2026, with investor-friendly zip codes including 89031 in North Las Vegas and select pockets of 89148 and 89052 in the Henderson corridor. Even where the jurisdiction permits STRs, most master-planned community HOAs  including Summerlin, Green Valley Ranch, MacDonald Highlands, and The Ridges  prohibit rentals under 31 days regardless of any city or county license. The HOA prohibition overrides the license in every case. Confirm the jurisdiction, then confirm the HOA CC and Rs, before any offer is written on a property you intend to operate as a short-term rental.
