A pool in Las Vegas is not the same purchase decision it is in most American markets. With over 300 days of sunshine and temperatures regularly exceeding 110 degrees from June through September, a backyard pool gets used seven to eight months per year rather than the three to four months typical in most of the country. In the mid-to-upper price tiers of Summerlin and Henderson, a home without a pool frequently sits longer than a comparable one with one. According to Redfin's metro analysis, a well-maintained Las Vegas pool adds approximately $30,170 to sale price with a 5 to 8 percent premium in neighborhoods where pools are standard. But the premium only materializes when the pool is in good condition. A neglected pool does not sell at a discount. It sits, or does not sell at all.

What Every Pool Home Buyer Should Inspect
The most important thing to understand before touring a pool home is that Las Vegas pools work harder than pools anywhere else in the country. Intense sun, high evaporation, wind-blown desert debris, and long operating seasons all accelerate equipment wear faster than buyers from cooler climates expect. During your showing, look at the pump first. Variable-speed pumps are the current standard and cut energy use by up to 70 percent compared to older single-speed models. Pumps from Pentair IntelliFlo, Hayward TriStar, and Jandy ePump are the names worth knowing. An aging single-speed pump is the clearest signal of deferred maintenance on the full equipment set. Check the filter condition next — a damaged or heavily stained cartridge filter tells an inspector the water chemistry has been inconsistent, which sometimes points to plaster or structural issues underneath. Inspect the plaster surface for staining, chalking, or rough texture, as replastering runs $5,000 to $15,000. Ask specifically whether the pool was built before or after the Southern Nevada Water Authority's July 2022 resolution capping new residential pools at 600 square feet. Pools larger than 600 square feet built before that rule are grandfathered and legal but cannot be rebuilt at their original size, making them a genuinely scarce and often premium-priced asset in 2026.

What Ongoing Ownership Actually Costs
Building a new pool in Las Vegas runs $45,000 to $65,000 for a basic gunite installation, $65,000 to $100,000 for a mid-range build with upgraded finishes and a spa, and $100,000 to $200,000-plus for a luxury package with water features, fire features, and resort-style decking. If you are buying a home with an existing pool rather than building new, the relevant cost is ongoing maintenance. Professional weekly service runs $150 to $300 per month, putting annual maintenance between $1,800 and $3,600. An uncovered Las Vegas pool loses four to six feet of water depth over the summer through evaporation alone, which adds meaningfully to water bills. Insurance premiums also rise because Nevada law classifies a pool as an attractive nuisance, and Clark County code requires a barrier fence with a self-latching gate. At resale, pools recover 50 to 70 percent of their construction cost on average, which makes buying a home with an existing well-maintained pool a more financially efficient way to own one than building after closing.
