Moving Timeline: 90-Day Plan for Buying and Relocating to Las Vegas
Three months is enough time to buy a home and make a clean move to the Las Vegas Valley iif you know exactly what to do in each one.
Relocating to Las Vegas while buying a home at the same time is one of the more complex logistical challenges a family can take on but it is done successfully every week in this market, and it becomes far more manageable when you break it into a clear monthly sequence. Here is the 90-day framework I walk every out-of-state buyer through before we start the search.
Days 1–30: Get Your Financial House in Order
Everything starts with the money specifically, with getting fully pre-approved before you tour a single home. Pull your credit reports, address any errors, and avoid opening new credit accounts or making large purchases in this window. Contact two or three lenders including at least one approved Nevada Housing Division lender if you are a first-time buyer, compare their Loan Estimates line by line, and choose one to issue your full pre-approval. Nail down your down payment source, confirm your closing cost budget is separate from it, and get clear on the monthly payment range you are genuinely comfortable with rather than the maximum you technically qualify for.
Simultaneously, begin your neighborhood research remotely. Use this month to narrow your target areas Summerlin, Henderson, Green Valley, North Las Vegas based on your commute, school priorities, and lifestyle preferences. Connect with a local buyer's agent now, not when you are ready to fly out. A good agent should be sending you curated listings, walking you through virtual tours, and educating you on market conditions before you ever book a flight.
Days 31–60: Find the Home and Get Under Contract
Plan your visit to Las Vegas during this window, ideally a long weekend where you can tour eight to twelve homes across your shortlisted neighborhoods. In the current market, homes in well-priced segments still move within days of listing, so your pre-approval needs to be in hand before you land. When a home fits, move quickly. Your agent will draft the offer, negotiate terms, and guide you through Nevada's specific contract structure, which differs from what most out-of-state buyers have encountered before.
Once you are under contract, the clock starts on your inspection period typically ten days in Nevada. Hire a local inspector familiar with desert-specific wear: HVAC condition, roof heat damage, pool equipment, and stucco. Request repairs or a price reduction based on the findings. Lock your mortgage rate once you are through inspection. Begin contacting movers and get at least three quotes. Days 61–90: Close, Move, and Settle In
Your closing will typically occur 30 to 45 days after the offer is accepted, which lands squarely in this window. Wire your closing funds only after verbally confirming wiring instructions with your title company directly, as wire fraud targeting real estate transactions remains active. On closing day you sign, the deed records, and the keys are yours.
In the final two weeks, transfer your Nevada driver's license within 30 days of establishing residency Nevada requires it, and your new address matters for vehicle registration, voter registration, and establishing the Nevada residency that qualifies you for the state's property tax protections on your primary home. Change your address with the post office, your employer, and financial institutions. And give yourself permission to take a breath you just pulled off one of the hardest logistical moves there is, and the valley is ready to welcome you.
