Seattle rent for a one-bedroom apartment in the city center runs $2,200 to $2,800 per month against Las Vegas equivalents of $1,100 to $1,500. For buyers selling a Bellevue or Seattle home purchased in 2016 at $650,000 and now worth $950,000 to $1.1 million, the equity arriving in Las Vegas reaches $400,000 to $600,000 after mortgage payoff — enough to purchase a Henderson luxury community home outright or carry a minimal mortgage on a Summerlin West new build while investing the remainder in a lower-tax environment. Moving costs from the Pacific Northwest to Las Vegas run $5,000 to $10,000 for professional movers, with the summer rate premium of 15 to 25 percent applying from May through September.
Where Pacific Northwest Buyers Land and What to Expect
The relocation pattern from Bellevue and Seattle skews consistently toward Henderson's MacDonald Highlands, Seven Hills, and Anthem communities rather than Summerlin, a preference that agents in both markets attribute to the hillside and elevated terrain aesthetic that Pacific Northwest buyers associate with premium residential addresses. MacDonald Highlands in particular draws tech and finance buyers from this corridor specifically for its elevation, mountain and Strip views, and the architectural quality of its custom estates. At the luxury tier, MacDonald Highlands drew approximately 78 percent out-of-state buyers in 2025 with Pacific Northwest and Bay Area tech representing the two largest source markets. Portland buyers, who arrive from a city without Washington's no-income-tax advantage and therefore with a stronger direct income tax argument for the Nevada move, land more broadly across Henderson and Summerlin communities at a wider range of price points. The lifestyle adjustment that Pacific Northwest buyers most consistently cite after arriving is the obvious one: the summer heat requires the same early-morning and late-evening outdoor rhythm that locals across the valley adopt. What they consistently do not expect is how quickly they adapt, and how much they appreciate the 300-plus annual days of sunshine during the nine months of the year when the weather is unambiguously better than what they left.
