The most active price tier is $2 million to $5 million, where buyers get Blue Heron desert-contemporary architecture, panoramic Strip views, and DragonRidge golf course frontage. At the top of the market, custom estates on Dragon Peak Drive have traded between $10 million and $25 million, and the community holds the all-time Las Vegas Valley record at $25.25 million, set in July 2025. The newest addition is the Four Seasons Private Residences, a 171-unit development of high-rise condos and villas debuting in 2026 with pricing starting at $3 million and reaching $27.5 million, bringing branded hospitality services to the community for the first time.

Monthly Carrying Costs Beyond the Mortgage
HOA fees in MacDonald Highlands typically run $500 to $900 per month across community-wide assessments, with additional costs for DragonRidge Country Club membership where elected. The club's 42,000-square-foot clubhouse features championship golf, fine dining, tennis, fitness, and a resort pool. Nevada's property tax rate of approximately 0.55 to 0.60 percent of assessed value keeps annual tax bills meaningfully below what buyers coming from California or New York are accustomed to paying on comparable homes. The 3 percent annual cap on owner-occupied assessed value increases provides long-term cost predictability that buyers who stay in the community genuinely value. The District at Green Valley Ranch sits ten minutes downhill for daily retail and dining. Henderson Executive Airport is fifteen minutes away, and the Strip is roughly twenty minutes via the I-215.
