How to Handle a Low Appraisal When Selling Your Las Vegas Home
About 8.6 percent of appraisals came in below contract price in early 2026. Four options for sellers. One of them saves the deal without lowering your price. Here is the full playbook.
A low appraisal is one of the most disorienting moments in a real estate transaction for sellers who have accepted what felt like a strong offer and then watched the deal suddenly stall between contract and closing. About 8.6 percent of appraisals came in below contract price in early 2026 per AmeriSave data, which means it is uncommon but far from rare. Understanding your four options before the number arrives and knowing which one makes sense in your specific situation is what keeps most low appraisals from becoming failed escrows.
Your Four Options and How to Evaluate Each One
When an appraisal comes in below your contract price, the lender will only finance based on the appraised value. Someone has to cover the difference or the deal has to change. As the seller your four options are to reduce the price to the appraised value, to split the gap with the buyer, to challenge the appraisal through the Reconsideration of Value process, or to hold firm and let the buyer exercise their appraisal contingency. Which path makes sense depends on the size of the gap, the buyer's available cash, your leverage in the current market, and whether the appraisal contains factual errors worth challenging. A price reduction to the appraised value is the cleanest resolution and keeps the deal moving but costs you money directly. A negotiated split where you reduce partially and the buyer covers the remainder in cash is the most common outcome on small to midsize gaps and preserves more of your net proceeds than a full reduction. The hold-firm option is only viable when your listing price is well-supported by comps and you have the market leverage to attract another buyer without a significant time cost, which in the current Las Vegas market of 2.67 months supply is a more viable position for correctly priced Summerlin and Henderson master plan homes than for overpriced listings in softer zip codes.
The Reconsideration of Value What It Is and How to Use It
The Reconsideration of Value is the formal process through which either party can challenge an appraisal through the buyer's lender. Since the May 2024 uniform framework update, either buyer or seller can initiate the process through the buyer's lender, who packages the submission and forwards it to the appraiser. A successful ROV requires one of two things: factual errors in the appraisal such as incorrect square footage, a missing bathroom, a wrong lot size, or an unreported pool or upgrade, or comparable sales the appraiser did not use that better reflect your home's value. A comparable package prepared before the appraiser visits is the single most effective tool available to Las Vegas sellers at risk of a low appraisal. Your agent should compile three to five closed sales from the past six months within a half-mile radius and the same school zone, with specific adjustments called out for upgrades, lot premium, and condition differences. This package does not guarantee a higher number but it ensures the appraiser has the best available information before writing the report rather than after. For luxury properties above $2 million in Las Vegas, the ROV is especially important because the comparable pool is thin. Summerlin zip code 89135 recorded only 74 sales above $2 million in the trailing six months as of August 2026, and properties above $5 million citywide had only 26 closed comparables. At those price points an appraiser reaching outside the conventional one-mile-six-month window is the rule rather than the exception, and a well-prepared comparable package with written justification for adjustments can materially change the outcome.
