Sale to list ratio above 98.5 percent is the single best predictor of negotiation skill. Nevada commission averaged 5.71 percent in 2026. Here are the questions that separate serious agents from the rest.

Most Las Vegas sellers interview one agent and sign with them on the same day. The National Association of Realtors reports that 91 percent of sellers used an agent in 2026, a record high but the percentage who conducted a structured interview with more than one candidate before signing is far lower. In a market where Las Vegas homes averaged 55 days on market in June 2026 and pricing accuracy at launch is the single biggest variable in your net proceeds, the agent you choose deserves more scrutiny than a referral and a gut feeling alone can provide.

The Questions That Actually Reveal Agent Quality
Start with verifiable production data rather than years of experience or testimonials. Ask every candidate for their sale-to-list ratio on the listing side for the past 12 months. A ratio at or above 98.5 percent in the current Las Vegas market indicates an agent who prices accurately and negotiates effectively. A ratio below 97 percent across a meaningful volume of transactions indicates either consistent overpricing at launch or weak negotiation at contract. Ask for the actual MLS print-out rather than a number from memory. Ask specifically how many listing-side transactions they closed in your price band and neighborhood in the past 12 months rather than total transaction count. An agent who closed 40 deals last year but only listed 5 of them in your price range does not have the listing-specific depth the number implies. Ask how they would price your specific home and request a written comparable sales analysis, not a verbal estimate. An agent who cannot walk you through the closed comps supporting their suggested list price in a structured meeting has not done the work to earn your confidence before you sign. Ask what their marketing package includes beyond MLS entry. Professional photography, 3D virtual tour, targeted social media paid promotion, email to buyer agent databases, and first-weekend open house strategy are the table-stakes components of a competent 2026 Las Vegas listing presentation. Ask them to name the current Las Vegas median sale price, the current months of supply, and the current average days on market. The right answer in 2026 covers a $473,875 median, approximately 3.2 months supply, and days on market running 45 to 60 days depending on price tier. An agent who cannot answer those three questions without looking them up is not tracking the market closely enough to price your home correctly in it.

Commission Structure and What to Watch For in the Listing Agreement
Nevada combined agent commissions averaged 5.71 percent in 2026 per Clever and Ark7 data, with the listing side running approximately 2.9 percent and the buyer's side at approximately 2.7 percent. Under post-NAR settlement rules that took effect in 2024, blanket MLS compensation offers to buyer's agents are no longer permitted, and the buyer's agent compensation is now negotiated separately from the listing commission rather than bundled into a single MLS-advertised figure. Ask every agent candidate to explain the new commission structure clearly and specifically. An agent who cannot explain it in plain terms has not absorbed the most significant structural change in real estate compensation in decades. Review the listing agreement term before signing. Most Las Vegas listing agreements run three to six months. Negotiate a 90-day initial term with a 30-day written cancellation right if performance milestones are not met most agents who are confident in their pricing and marketing strategy will accept this without objection. An agent who refuses a performance clause entirely is telling you something important about their confidence in their own work. Interview at least three agents before signing. The one who earns the business after a structured comparison will consistently outperform the one chosen by default after a single conversation.
