Remote work did not temporarily inflate the Las Vegas market. It permanently restructured who buys here and why. The typical Las Vegas buyer in 2026 is no longer a local wage earner or a retiree downsizing from a California suburb. It is increasingly a remote professional earning a six-figure coastal salary while paying Nevada housing costs and zero state income tax. That combination generates a level of disposable income that local hospitality wages cannot match, and it shows up clearly in the data.

What Changed and What Stayed Changed
Las Vegas ranked fourth nationally for inbound migration in 2025, and remote workers represent a structurally permanent segment of that flow rather than a pandemic-era anomaly. A remote professional earning $150,000 in California and relocating to Summerlin saves approximately $19,950 per year in state income tax alone, while simultaneously cutting housing costs by 40 to 55 percent relative to a comparable Los Angeles or Bay Area address. That disposable income surplus flows into housing, which is why master-planned communities in Summerlin and Henderson now command premiums that local income levels alone do not fully explain. Valley-wide apartment occupancy is running between 93 and 95 percent in 2026 according to Yardi Matrix, with the strongest demand concentrated in zip codes covering Summerlin West, southwest Henderson, and the I-215 corridor where remote workers specifically cluster for trail access, modern construction, and community infrastructure. The lasting shift is in the buyer profile itself. Healthcare workers, software engineers, and supply-chain managers arriving with employer-portable incomes have replaced the pure California equity buyer as the dominant relocation type in the valley's mid-market. The Las Vegas housing market is no longer priced primarily for Las Vegas earners. Remote work made that true in 2021 and nothing since has reversed it.
