Year 1 workmanship and materials. Year 2 HVAC plumbing and electrical. Years 3 through 10 structurally only. Appliances excluded entirely. Here is what buyers need to know before closing.

Every new construction home in the Las Vegas Valley carries the industry-standard 1/2/10 builder warranty, and most buyers can recite those three numbers without being able to explain what any of them actually covers. The gap between what buyers assume a builder warranty protects and what it actually protects is where most post-closing frustrations originate and where a clear understanding before closing saves both money and aggravation for years after move-in.

What Each Tier Actually Covers
Year 1 is the most comprehensive coverage window and functions like a bumper-to-bumper warranty for workmanship and materials. Paint, drywall, finish carpentry, doors and trim, siding and stucco, exterior work, and landscaping installed by the builder are all covered against defects in installation and materials during the first 12 months. This is the window to document and report every cosmetic and finish issue you find, including minor drywall cracking, paint inconsistencies, grout gaps, and door alignment problems. Desert soil settlement around newly graded Las Vegas lots produces drainage changes, sunken irrigation lines, and shifting hardscape during the first monsoon season that trace back to the builder's grading work and are typically covered under year one workmanship if reported promptly. Submit every item through the builder's formal warranty claim system in writing rather than verbally to a sales representative. Year 2 narrows to mechanical systems: HVAC, plumbing distribution lines, and electrical wiring. Defects in how these systems were installed, not normal wear on equipment that is functioning as designed, are covered through the end of month 24. An HVAC unit that was installed with incorrect ductwork is a year-two warranty item. An HVAC unit that simply deteriorated from heavy desert use is not. Years 3 through 10 cover only major structural components: foundation, load-bearing framing, and roof structure against defects that compromise the home's habitability or structural integrity. A roof that could collapse is covered. A roof that is aging normally is not. The structural window sounds expansive but in practice covers a narrow category of serious defects that most production homes built by major Las Vegas builders including Toll Brothers, Lennar, KB Home, and Richmond American never actually trigger.

What Is Not Covered and the Nevada Chapter 40 Process
The exclusions buyers most commonly misunderstand are appliances, homeowner maintenance failures, and normal wear. Appliances refrigerator, dishwasher, range, microwave are excluded from almost every builder warranty in Las Vegas and carry only their own manufacturer warranty of 30 days to one year depending on the brand and product. A refrigerator that fails in month 18 is a manufacturer warranty or out-of-pocket expense, not a builder claim. Damage resulting from the homeowner's failure to perform routine maintenance replacing HVAC filters, maintaining irrigation systems, sealing grout voids coverage on any resulting damage regardless of when the failure occurs within the warranty window. The most important practical protection for Las Vegas new construction buyers is a professional third-party inspection at month 11, just before the year-one comprehensive coverage expires. This is called a warranty inspection and costs $350 to $400. A thorough inspector documenting every latent workmanship defect before the year-one window closes gives you a documented claim list the builder must address under its own warranty rather than a repair bill you absorb in year two. When disputes arise that the builder refuses to resolve through its own warranty process, Nevada NRS Chapter 40 governs construction defect actions and requires a formal Notice of Claim to be submitted to the builder before any lawsuit can be filed. The builder then has 90 days to inspect and respond with an offer to repair, settle, or deny. Most builder warranty disputes in Las Vegas resolve during this Chapter 40 process without litigation. A third-party home warranty service contract from a provider such as Dwellness starting in year three is the most cost-effective way to bridge the gap between the expiration of your builder's year-two mechanical coverage and the point where your home's systems have aged enough to require routine repair particularly on HVAC equipment in a desert climate running 3,000 to 4,000 hours annually.
