Down Payment Assistance in Nevada Every Program Available in 2026
Six active programs. Home Is Possible at 4 percent forgivable. Worker Advantage at $20,000. Teachers at 6 percent. Heroes with a rate reduction. Here is the complete program guide.
Approximately 35 percent of Clark County home purchases in 2025 involved some form of government-backed or assistance financing, and that number reflects buyers who actually used these programs not buyers who looked into them and decided against. Nevada offers some of the most accessible down payment assistance in the country for a high-cost western state, and the buyers who fail to use these programs are almost always the ones who never learned they existed before signing a purchase contract without them.
The Nevada Housing Division Programs
The Nevada Housing Division administers the state's primary assistance programs and most Las Vegas buyers should start here. Home Is Possible (HIP) is the flagship program, providing up to 4 percent of the mortgage loan amount as a grant toward down payment and closing costs. The grant is forgivable after three years of owner occupancy, carries no repayment requirement if you stay, and does not require first-time buyer status. Clark County income limits for 2026 run approximately $90,000 to $105,000 for a one to two person household and $105,000 to $120,000 for three to four people. Minimum credit score is 640. Home Is Possible for Heroes serves police, firefighters, military, and veterans with the same 4 percent grant structure plus a below-market interest rate reduction on the underlying mortgage. Home Is Possible for Teachers extends the program to Nevada-licensed educators at up to 6 percent of the loan amount, the highest grant tier available in the state. Both Heroes and Teachers programs work with FHA, VA, USDA, and conventional loan types and pair effectively with a VA loan for veteran educators. The Worker Advantage Program provides $20,000 in forgivable down payment assistance as a second mortgage on a 3-year forgiveness schedule, covering the full 3.5 percent FHA down payment on homes priced up to $571,000 and leaving closing costs as the buyer's only remaining out-of-pocket obligation. All HIP programs require completion of an NHD-approved homebuyer education course, typically delivered in an 8-hour online format before closing.
Nevada Rural Housing and Federal Program Overlays
The Home At Last program from Nevada Rural Housing Authority mirrors the HIP structure at up to 4 to 5 percent of loan amount and is available to both first-time and repeat buyers with no first-time requirement. Unlike HIP, Home At Last grants do not require repayment at any point and are structured as outright grants rather than forgivable second mortgages. The Rural Rocks $20K program provides up to $20,000 in down payment and closing cost assistance for buyers purchasing in areas with populations under 150,000 in Nevada. It explicitly excludes the City of Las Vegas, North Las Vegas, Henderson, and unincorporated Clark County townships including Enterprise, Paradise, Spring Valley, and Sunrise Manor. Buyers should verify property eligibility at HALMap.org before applying. The WISH program provides federal Home Loan Bank matching grants of up to $29,172 for income-qualifying buyers at or below 80 percent of area median income, administered through participating lenders in Nevada's Federal Home Loan Bank district. Federal programs including Fannie Mae HomeReady and Freddie Mac Home Possible allow as little as 3 percent down on conventional financing with reduced mortgage insurance for buyers at or below 80 percent of area median income, and stack effectively with HIP grants on the same transaction. USDA Section 502 provides zero down payment financing on eligible rural Clark County zip codes verified at eligibility.sc.egov.usda.gov. Most buyers do not think of Las Vegas as a USDA market, but select zip codes on the outer edges of the valley qualify and are worth verifying before ruling out the program. The single most important practical instruction for any buyer pursuing assistance programs is to work with a lender who participates in your target program. Not every Nevada lender is approved for every NHD or NRHA program, and selecting the wrong lender is the most common reason buyers lose access to assistance they otherwise qualified for.
