Cadence Henderson The Most Affordable New Construction in the Valley Right Now
Ranked third nationally for master-plan sales. New builds from $384,990. Two major commercial anchors opening in 2026. Here is what buyers need to know.
Cadence is Henderson's largest and most active new construction community and the one I point first-time buyers and value-focused families toward when their budget sits between $380,000 and $550,000. It ranked third nationally for master-planned community sales in 2025 with 1,247 homes sold despite a challenging broader market, and Henderson captured nearly 30 percent of all new home net sales in Q1 2026 in Southern Nevada with Cadence as the primary driver. The community has two to three years of buildout remaining, which gives buyers real selection across builders and floor plans at a price tier that is increasingly rare in Henderson.
What Cadence Actually Delivers in 2026
New builds at Cadence currently start at $384,990 with active communities from Lennar, KB Home, Century Communities, Beazer Homes, and Toll Brothers offering a wide range of floor plans from attached townhomes to 2,800-square-foot single-family homes. The community's amenity infrastructure is built out and fully operational: a 50-acre Central Park with a lake and mountain views, resort-style pools and splash pads, a fitness court, dog park, sports courts, and 85 acres of planned park space across the master plan. The commercial picture is improving materially in 2026. Cadence Crossing, an entertainment and retail complex, is opening this year, and a Boyd Gaming casino replacing the former Jokers Wild is a $100 million-plus investment arriving mid-2026 that will add a dining, entertainment, and gaming anchor the community has lacked relative to Henderson's western corridors.
The school situation is one detail buyers should investigate carefully before committing to a specific lot. Cadence sits within the CCSD zone for schools that have received mixed ratings on third-party platforms, and families prioritizing top-tier public school access should verify zone assignments and consider charter school options including Pinecrest Academy before finalizing their search. Nevada Real Estate Group projects 4 to 7 percent annual appreciation at Cadence through 2030, meaningfully slower than the 2021 to 2025 acceleration but still positive, and supported by the continued buildout of community infrastructure, new commercial anchors, and Henderson's sustained in-migration. For buyers who want a brand-new home with resort amenities in Henderson's most active builder corridor at the valley's most accessible new construction price point, Cadence is the clear answer in 2026.
