Rhodes Ranch in the southwest valley is a 1,330-acre guard-gated community with approximately 3,795 homes, an 18-hole golf course, a water park, and a 35,000-square-foot recreation center. With HOA fees ranging from roughly $155 to $225 per month and a median home price near $466,000, it is widely regarded as the best value guard-gated golf community in the valley offering the full suite of staffed security, golf, and resort amenities at a price point that first-time move-up buyers can realistically reach.
Spanish Trail, one of the oldest guard-gated communities in Las Vegas, was built between 1984 and 2005 across 640 acres and features a 27-hole golf course designed by Robert Trent Jones Jr. and a 50,000-square-foot clubhouse. Homes range from older villas to newer custom builds, and the price variation across its different sections gives buyers flexibility depending on their priorities. The community's established maturity, mature landscaping, decades of social infrastructure, a well-defined character appeals to buyers who prefer something that feels settled rather than newly developed.
